Box Associates proudly acted as Project Manager and Quantity Surveyor for the renovation of a single-family home with a swimming pool on a steeply sloped site in western Mallorca.
The property comprises two above-ground floors and a habitable basement on a steeply sloped site, with street access at basement level via stairs and a lift. The project focused on improving aesthetics and functionality while preserving the existing structure and layout of the upper floors.
Key interventions included relocating the lift landing to the basement, expanding this level to accommodate a new plant room, and enhancing circulation via the existing staircase. Externally, a terraced roof was introduced over the parking area, the pergola was removed, the pool reduced in size, and new high-performance windows installed.
Additional works included upgraded building services, a new spiral staircase linking the terrace to the basement, and an enlarged garden incorporating the garage roof. Structural reinforcements and a new support system for the garage roof at street level were also implemented.

We successfully delivered a sensitive, multi-phase development at this Grade II listed building, fully complying with heritage and planning requirements.
Phase 1: Undertook shell & core works, such as structural alterations, a basement extension, a second-floor rear extension, building envelope upgrades, and core MEP installation. All works were carried out with meticulous care to preserve the building’s historic fabric.
Phase 2: Refurbished three residential flats, including internal reconfiguration, installation of new services, premium finishes, and regulatory upgrades. This phase harmoniously blended modern standards with the property’s original character.
Phase 3 : Upcoming works include the Fit-out of office space and a cultural centre, along with refurbishment of the alleyway, continuing the careful balance between contemporary functionality and heritage preservation.

Box Associates was appointed to deliver full Project Management, Quantity Surveying, and Contract Administration services for the refurbishment of the guest bedrooms at the Hilton DoubleTree, Marble Arch.
The project involved a complete upgrade of the bedrooms, including new bespoke joinery, furniture, fixtures, and equipment (FFE), upgraded lighting, flooring, wall finishes, and overall interior fit-out. Works were carefully coordinated to ensure programme, cost, and quality control within a live hotel environment and a listed building setting.
The completed bedrooms reflect Box Associates’ capability in delivering complex refurbishment schemes, integrating design-led solutions with efficient project execution to produce high-quality, fully operational guest accommodation.

Our 10,000 square foot villa project in Holland Park has achieved completion.
The project consisted of a basement extension, addition of a new storey, lift and roof and full strip out and refurbishment of the entire house to an exemplary standard. Extensive landscaping and a new orangery completed the scope.

We are proud to reveal our latest project: the brand-new home of Singburi in Shoreditch!
We had the pleasure of delivering the fit-out of Singburi, acting as Project Manager, Quantity Surveyor, and Contract Administrator for one of London’s most beloved Thai restaurants — now reborn in the heart of Montacute Yards, Shoreditch.
The high-ceiling space is thoughtfully divided lengthwise into two distinct areas: a dining hall at the front and a counter bar with an open show kitchen at the back.

Box has recently completed a full renovation project for PITCH Golf in the heart of Canary Wharf. The 14,500 sq. ft space, formerly an office, has been transformed into a modern, urban golf venue that blends the tradition of a classic golf club with a sleek, social atmosphere.
Now open as PITCH Wharf, the brand’s new flagship venue features cutting-edge golf simulators, a state-of-the-art kitchen and bar, and a stylish lounge area offering an elevated experience for both gameplay and post-round relaxation.

The property is a Grade II* listed country house located in the Cotswolds.
The project consisted of restoring and renovating the main house (built in the 18th Century) and various outbuildings.
The works included undertaking necessary building repairs, such as re-roofing, repairs to timber roof structure, external sash windows and doors. Upgrading of all bathrooms and en suites, kitchen utility areas, installing a domestic lift, mechanical and electrical services throughout the house whilst ensuring the house retained its original features.

BOX Associates successfully completed the refurbishment of the existing restaurant transforming it into the upscale dining destination, Silva at Mayfair.
Silva Restaurant offers Mediterranean-inspired cuisine, drawing on fresh, seasonal ingredients and traditional flavours. Located in the heart of Mayfair, one of London’s most prestigious and vibrant neighbourhoods, the project involved stripping out the existing finishes and reimagining the space to offer a truly high-end dining experience.
The ground and first floors were redesigned to feature elegant dining areas and a bar on each level, with kitchen located on the ground floor. The second floor was designated as the back-of-house area, incorporating a kitchen, beverage storage rooms, equipment storage, and a cold room. The project consisted of incorporating new electrical fittings and few alterations to the mechanical services as well.
This refurbishment has elevated the restaurant into a premier dining destination, offering a seamless blend of luxurious design and exceptional Mediterranean-inspired cuisine in the heart of Mayfair.
So much so that Box held our Christmas lunch here!

This Knightsbridge house has been completely refurbished and a new basement level added. Existing cornicing and wall and ceiling mouldings have been restored with exquisite marble and joinery installed throughout the property.
